How Fire Damage Insurance Claims WorkMichigan Guide

Most homeowners leave tens of thousands of dollars on the table after a house fire. Not Phase III clients. Here's how we make sure your policy pays every dollar it owes — and what happens at every step of the way.

How We Work

Our Process

Phase III manages every step from first call through final rebuild.

01

Take a Breath — Don't Sign Anything Yet

A house fire doesn't just damage your property. It creates immediate pressure to act fast — from the carrier, from contractors who show up uninvited, and from the situation itself. The first thing Phase III tells every client: don't sign any authorization or release until you've had the full scope documented. What you sign in the first 48 hours affects your entire claim.

02

File Your Claim (FNOL)

Report the fire to your insurance carrier and get a claim number. Michigan carriers have response time requirements once a claim is filed. Phase III can assist with FNOL documentation to ensure the loss is reported accurately and completely from the start.

03

The Adjuster Inspection

Your carrier will schedule an adjuster inspection. What the adjuster produces is not a final estimate — it's a starting point. Adjusters miss structural damage, underestimate smoke migration, skip HVAC contamination, and frequently omit code upgrade requirements. Phase III attends every adjuster inspection with independent documentation.

04

Initial Estimate Review & Supplement

The carrier issues an ACV (actual cash value) estimate with depreciation applied. Phase III reviews every line item, identifies every underpaid or missing item, and prepares a formal supplement using Xactimate. We submit directly to the carrier and manage the negotiation.

05

Additional Coverage Documentation

Fire policies include coverage categories that adjusters frequently omit: Additional Living Expenses (ALE) for temporary housing, Code Upgrade coverage for triggered building code requirements, and Contents coverage for personal property. Phase III documents and pursues every category your policy covers.

06

Settlement & Complete Restoration

Phase III pursues full replacement cost value before any restoration work begins. Once the claim settles, we execute the complete restoration — structural rebuild, smoke remediation, interior finishes, and all exterior components. You pay your deductible; we're paid from proceeds.

Insurance Expertise

The Claim Is Only as Strong
As the Documentation Behind It

Adjusters work for the insurance company. Their job is to settle claims efficiently — not to ensure you receive every dollar your policy covers. The initial estimate reflects the carrier's interest, not yours. Phase III documents the full scope, pursues every applicable coverage category, and fights back when the carrier's number falls short.

Over 1,000 fire damage claims handled. Over $10 million recovered for SE Michigan homeowners. Phase III's supplement process is built on 30+ years of knowing exactly where carriers underperform on Michigan fire claims.

ALE coverage — temporary housing and living expenses while your home is uninhabitable are claimable.

Code upgrade documentation — fire repairs triggering Michigan Building Code upgrades are compensable.

Contents inventory — all personal property affected by fire, smoke, and water is documented and claimed.

Supplement filing — Phase III pursues every dollar the initial carrier estimate misses.
