A Liberty Mutual claims adjuster will be assigned (Safeco claims are processed through Liberty Mutual's claims system). They will contact you to schedule an inspection of your property.
The adjuster inspects your property and documents damage using Xactimate estimating software. Phase III can be present at this inspection to ensure no damage is missed and all affected areas are properly documented.
Safeco issues a damage estimate and, if you have RCV coverage, an initial ACV payment. The remaining recoverable depreciation is released after repairs are completed and you provide proof of completion.
If Phase III identifies additional damage or scope omissions during repairs, we submit a supplement directly to Safeco's claims team. This is common and standard practice in the insurance restoration industry.
Safeco and its parent Liberty Mutual use Xactimate, the industry-standard estimating platform, to calculate repair costs for Michigan storm damage claims. Xactimate pricing is updated regularly by ZIP code but can lag real-world labor and material costs — especially after widespread weather events when contractor demand spikes.
What this means for your claim: The initial Safeco estimate may not reflect the actual cost to properly restore your home. Phase III reviews every Safeco estimate line by line and identifies discrepancies between the Xactimate scope and the actual damage we document on your roof, siding, gutters, windows, and structure.
