Nationwide Storm Damage Claim in Michigan

Phase III Construction works directly with Nationwide Insurance on hail, wind, and storm damage claims across Southeast Michigan. We review Nationwide's Xactimate estimates, identify missing scope, submit supplements, and complete all approved repair work — licensed, insured, and BBB A+ rated.

How It Works

The Nationwide Claim Process — Step by Step

Nationwide's "On Your Side" claim process is straightforward on paper, but the details of each step — particularly the adjuster inspection and Xactimate estimate — have a direct impact on your final settlement. Here is what to expect and where Phase III Construction can help.

01
Report the Damage

File your Nationwide claim online at nationwide.com, through the Nationwide mobile app, or by calling Nationwide's claims line. Report all storm-related damage — roof, gutters, siding, windows, and interior — even if you are unsure of the full scope. You will receive a claim number immediately.

Action Required
02
Adjuster Assignment

Nationwide assigns a claims adjuster to your file. The adjuster is a Nationwide representative and their primary role is to assess the damage within the scope of your policy. Adjusters may be local field adjusters or, increasingly, remote desk adjusters using aerial data and photos you submit.

Know Your Rights
03
Property Inspection

The adjuster inspects your property — in person or via submitted documentation. This is the most critical step in your claim. Having Phase III Construction present during the Nationwide adjuster inspection ensures that no damage goes unrecorded. Damage missed at inspection is significantly harder to add later.

Phase III Can Attend
04
Xactimate Estimate Issued

Nationwide's adjuster produces a damage estimate using Xactimate — the industry-standard property damage pricing software. The estimate lists every repair line item and assigns a unit price at current market rates. Phase III Construction reviews every Nationwide Xactimate estimate for accuracy, completeness, and fair pricing.

We Review Every Line
05
Initial Payment — ACV

If your claim is approved, Nationwide typically issues an initial payment equal to the Actual Cash Value (ACV) of the loss — the replacement cost minus withheld depreciation. If you have an RCV policy, you can recover the depreciation as a second payment after repairs are completed. Your deductible is subtracted from the total.

06
Supplement & Completion

If the Nationwide estimate misses scope or underprices materials, Phase III Construction submits a written supplement with supporting documentation. Once all supplements are resolved and repairs are complete, Nationwide releases any withheld depreciation as a final payment. We coordinate the entire process.

Xactimate, Nationwide Estimates, and the Supplement Process

Nationwide uses Xactimate to price your storm damage claim. Xactimate is the same software used by most major national carriers, and it prices repairs using a regional database that is updated monthly. When Nationwide's adjuster writes your estimate, they are producing an Xactimate report that becomes the financial basis of your entire claim.

Why Nationwide Estimates Often Miss Scope

Nationwide adjusters — whether field-based or working remotely with aerial imagery — have heavy caseloads and may not catch every damaged component on your property. Common items that are missed or undervalued in Nationwide hail claims include:

  • Soft-metal damage to gutters, downspouts, fascia, and flashing that requires full replacement
  • Shingle granule loss that qualifies as functional damage under Michigan storm standards
  • Satellite dish and HVAC equipment denting
  • Window screen and frame damage
  • Detached structure damage — garages, sheds, fences
  • Interior damage from water intrusion prior to emergency repairs
  • Code upgrade requirements under Michigan building codes that Nationwide must account for
  • Overhead and profit (O&P) for general contractor coordination on multi-trade losses

The Supplement Process with Nationwide

When Phase III Construction identifies scope or pricing gaps in a Nationwide Xactimate estimate, we prepare a written supplement — a formal, line-by-line counter-estimate with documentation. We submit this directly to Nationwide for adjuster review. Most Michigan storm claims we work on require at least one supplement. We do not move to construction until all supplementing is resolved.

Nationwide's On Your Side claim process includes a commitment to fair resolution. When supplements are submitted with proper documentation, Nationwide typically reviews and responds within 10–21 business days. We track every open supplement until it is closed.

Our Role

What Phase III Construction Handles on Your Nationwide Claim

From initial inspection through final payment, Phase III Construction manages the contractor side of your Nationwide claim so you do not have to navigate Xactimate, supplement negotiations, or depreciation recovery on your own.

Free Damage Inspection

Phase III provides a thorough on-site inspection before or alongside your Nationwide adjuster. We document every damaged component with photos, measurements, and written scope notes so that nothing is overlooked when Nationwide writes the estimate.

Xactimate Estimate Review

We read every line of your Nationwide Xactimate estimate and compare it against actual field conditions. When we find missing line items, under-measured quantities, or below-market unit prices, we identify them in writing and prepare the supplement documentation needed to address each gap.

Supplement Submission

We submit supplements directly to Nationwide and follow up until each one is resolved. Our supplements include photographs, material specifications, current pricing data, and written justification for every additional line item. We do not accept lowball resolutions without documented basis.

All Approved Repair Work

Once Nationwide approves the claim scope, Phase III Construction performs all approved repairs — roofing, siding, windows, gutters, interior water damage, and structural work. We are a licensed Michigan General Contractor (License #262000615), not a roofing subcontractor, which matters when your claim involves multiple trades.

Depreciation Recovery

On RCV policies, Nationwide withholds depreciation until repairs are complete. Phase III provides Nationwide with all required completion documentation — certificates of completion, photos, invoices — to ensure your recoverable depreciation check is released promptly after work is finished.

Direct Communication with Nationwide

We handle all contractor-side communications with Nationwide directly, including supplement submissions, scope disputes, reinspection requests, and proof-of-completion documentation. You remain informed at every step, but you are not left to navigate Nationwide's claims process alone.

Know Your Rights

Michigan Policyholder Rights on Nationwide Claims

Michigan homeowners have specific legal rights when it comes to insurance-funded repairs. Understanding these rights helps ensure your Nationwide claim is handled fairly and that you receive the full benefit your policy provides.

  • Right to choose your own contractor. Nationwide cannot require you to use a specific contractor, preferred vendor network, or Nationwide-referred repair service. You may hire any licensed Michigan contractor of your choosing.
  • Right to an itemized estimate. Nationwide must provide you with a written, itemized Xactimate estimate that documents every line of covered repair scope and the basis for depreciation calculations.
  • Right to contest the estimate. You may dispute Nationwide's estimate by submitting a contractor's counter-estimate and supporting documentation. Nationwide is obligated to review and respond to documented supplements.
  • Right to request a reinspection. If you believe damage was missed during the initial adjuster inspection, you can request a reinspection. Having a licensed contractor document the missed scope strengthens that request significantly.
  • Right to recover withheld depreciation. On RCV policies, once repairs are completed, you are entitled to recover any depreciation Nationwide withheld from your initial ACV payment. This right has a deadline — check your policy.

Not Sure Where Your Nationwide Claim Stands?

Phase III Construction will review your Nationwide estimate at no charge. We will tell you exactly what was missed, what can be supplemented, and what your realistic total settlement should be before we do any work.

No pressure. No obligation. Just a clear picture of where your claim is and where it should be.

Understanding Your Nationwide Policy

ACV, RCV, and Nationwide's Better Roof Replacement

Your Nationwide homeowners policy determines how much you can recover on a storm damage claim. The difference between ACV and RCV coverage — and whether you have the Better Roof Replacement endorsement — can mean thousands of dollars on a total roof loss.

Actual Cash Value

ACV Coverage

Actual Cash Value policies pay the depreciated value of the damaged materials — what your roof was worth at the time of the storm, not what it costs to replace it today. On a 15-year-old roof with significant depreciation, an ACV payout may cover a fraction of the actual replacement cost.

If your Nationwide policy is ACV-only, you are responsible for the gap between the ACV payout and the full replacement cost. This is sometimes called "carrying the depreciation."

ACV policies provide less recovery on older roofs. Review your Nationwide declarations page to confirm your coverage type before filing.

Better Roof Replacement

Nationwide Endorsement

Nationwide's Better Roof Replacement endorsement is an optional add-on that provides upgraded replacement coverage on a total roof loss. If your roof is a covered total loss, Nationwide will pay to replace it with a higher-quality material than was originally installed — at no additional cost to you beyond your deductible.

This endorsement can add significant value to a Nationwide storm claim, particularly on an older roof where a standard RCV payout might be based on lower-grade shingles. Not all Nationwide policies include this endorsement — it must be specifically added.

Phase III reviews your Nationwide declarations page to confirm whether Better Roof Replacement applies before your adjuster inspection. Call us before Nationwide sends the adjuster.

Nationwide Storm Damage Claims in Michigan — FAQ

Nationwide's Better Roof Replacement endorsement is an optional add-on that upgrades your coverage on a total roof loss. If your roof suffers a covered total loss due to a storm, Nationwide will pay to replace it with higher-grade materials than were originally installed — at no additional cost to you beyond your deductible. This endorsement can significantly increase your settlement on a total hail loss. Phase III Construction can review your Nationwide policy declarations page to confirm whether you have this endorsement before your adjuster inspection.

Yes. Michigan homeowners have the legal right to choose any licensed contractor for insurance repair work. Nationwide cannot require you to use a preferred vendor, network contractor, or Nationwide-referred repair company. Phase III Construction is a licensed Michigan General Contractor (License #262000615) and you are fully within your rights to hire us to perform your covered repairs, regardless of what any Nationwide representative may suggest about preferred contractors.

Xactimate is the industry-standard software most major insurers — including Nationwide — use to price property damage repairs. Nationwide adjusters produce Xactimate estimates that itemize every line of repair at current local pricing. Phase III Construction reads Nationwide Xactimate estimates line by line and reviews them for missing scope, underpriced quantities, and excluded items. If we find gaps, we prepare and submit a supplement to Nationwide for review. Our experience with Xactimate means we understand the same pricing database Nationwide uses — and we know where estimates are commonly under-written.

ACV (Actual Cash Value) pays the current depreciated value of the damaged material — meaning Nationwide subtracts depreciation based on the age and condition of the damaged item before writing your check. RCV (Replacement Cost Value) policies pay what it actually costs to replace the damaged material with like kind and quality today. Most Nationwide homeowners policies include RCV on the dwelling structure, which means you receive an initial ACV payment and can recover the withheld depreciation once the repair work is completed and documented. Phase III assists with all post-repair documentation to ensure you recover every dollar of withheld depreciation.

When Nationwide issues your initial payment, they withhold depreciation — the difference between what the damaged materials were worth (ACV) and what it costs to replace them (RCV). Once your repairs are completed and you submit proof of completion to Nationwide, they release that withheld depreciation as a second payment. This is called recoverable depreciation. Phase III Construction provides Nationwide with all required completion documentation — signed certificates, photographs, and invoices — to ensure your recoverable depreciation check is released promptly. There is typically a time limit on recovering depreciation, so completing repairs and submitting documentation promptly matters.

This is common and is addressed through a process called supplementing. Phase III Construction reviews the Nationwide Xactimate estimate line by line, identifies missing or undervalued scope, and submits a written supplement to Nationwide with supporting documentation — photographs, material specs, and Xactimate-formatted line items. Most Michigan homeowners storm claims we work on require at least one supplement. We handle all communication with Nationwide on the supplement until it is resolved and we do not begin construction until the approved scope accurately reflects the damage. You are never asked to pay out of pocket for what your Nationwide policy should cover.
