Navigating a Liberty Mutual hail or storm damage claim takes documentation, Xactimate knowledge, and a licensed contractor on your side. Phase III Construction has been helping Michigan homeowners through the process since 1993.
Here is what to expect when filing a hail or storm damage claim with Liberty Mutual — and where Phase III fits in to protect your interests at each step.
Submit through the MyAccount app, at libertymutual.com/claims, or by calling 1-800-225-2467. You will receive a claim number — keep it for all future correspondence.
Liberty Mutual assigns an adjuster to your claim and schedules a property inspection. Timeline varies based on claim volume following a storm event.
Before the Liberty Mutual adjuster arrives, have Phase III document the damage. Photographs, measurements, and written notes create a baseline that supports your claim.
Liberty Mutual's adjuster generates an estimate using Xactimate software. This estimate drives the initial payment and is the baseline for any supplemental negotiations.
Liberty Mutual issues an approval or partial approval with a summary of covered items. Phase III reviews every line item for missing scope, pricing errors, or omitted work categories.
If the initial estimate is incomplete, Phase III prepares a supplement — contractor documentation supporting additional scope items — and submits it directly to Liberty Mutual for review.
Xactimate is the industry-standard estimating platform used by most insurance carriers, including Liberty Mutual, to generate repair scope and pricing on property damage claims.
Adjusters use Xactimate's regional price database to calculate line-item costs. The software is accurate when used thoroughly — but estimates can be incomplete. Common gaps include:
Phase III reviews the Liberty Mutual Xactimate estimate line by line against what our own inspection documented on your property. We identify every gap between what was approved and what the repair actually requires.
When we find missing items, we prepare a supplement package — contractor scope documentation, material pricing, and photos — and submit it to Liberty Mutual through the standard supplement process.
Our 33 years working with Michigan insurance claims means we know Xactimate's common omission patterns and how to document supplements that Liberty Mutual adjusters can act on.
Phase III inspects your roof, siding, gutters, and secondary structures at no charge. We document what we find before and after the Liberty Mutual adjuster's visit.
We photograph and log all damage before the Liberty Mutual adjuster arrives — creating a record that supports your claim from day one.
We review your Liberty Mutual Xactimate estimate line by line and identify any items that were missed, underpriced, or excluded from the scope.
When additional scope is warranted, we prepare a complete supplement package with contractor documentation and submit it to Liberty Mutual on your behalf.
Phase III holds Michigan Builders License #262000615. You have the right to choose your own contractor — and choosing a licensed, experienced one matters.
Our inspection and estimate review are free. Phase III is compensated through the insurance proceeds for work performed — you pay your deductible only.
Michigan law provides homeowners specific protections when navigating a property insurance claim. Here is what you should know before and during your Liberty Mutual claim.
Michigan policyholders have the right to select their own licensed contractor for insurance-covered repairs. Liberty Mutual may suggest contractors from a preferred network, but participation in that network is voluntary. You are not required to use a carrier-recommended vendor, and doing so does not affect your coverage eligibility. The repair must meet quality and scope standards — the choice of who performs the work is yours.
Safeco Insurance Company is a subsidiary of Liberty Mutual, operating through independent insurance agents. If your homeowners policy is issued by Safeco, it is underwritten on Liberty Mutual paper. The claims filing process is the same — use the Liberty Mutual claims center at 1-800-225-2467 or libertymutual.com/claims. Your rights as a Michigan policyholder, including the right to choose your own contractor, apply equally to Safeco policies.
Understanding how your Liberty Mutual policy pays for covered damage determines your out-of-pocket exposure after a storm event.
ACV policies pay the depreciated value of damaged materials. Depreciation accounts for age, wear, and remaining useful life. On a 15-year-old roof, for example, significant depreciation may be withheld from the initial payment. The difference between replacement cost and ACV is your responsibility unless you have RCV coverage.
RCV policies pay the full cost to replace damaged materials with like-kind and quality, without a depreciation deduction. Liberty Mutual typically releases the held-back depreciation (the recoverable depreciation) after repairs are completed and you submit documentation. Liberty Mutual's Home Protector Plus endorsement includes extended replacement cost options.
