We Know Troy
Troy is Oakland County’s largest city, and its housing inventory reflects four decades of continuous suburban development. The 1960s and 1970s ranch homes and colonials near the city’s commercial corridors carry different restoration demands than the larger, more complex homes built in northern Troy during the 1990s and 2000s. Phase III has worked claims across all of it — every housing type, every carrier, every age.
Troy’s higher home values mean insurance claims carry larger stakes. An underestimated adjuster scope on a Troy colonial isn’t just an inconvenience — it’s potentially tens of thousands of dollars left out of your settlement. Our supplement filings for Troy clients consistently recover 30–60% above initial estimates by documenting what adjusters miss on complex, higher-value homes.
We’re based in Westland — under 30 minutes from Troy. When you call Phase III, your claim is managed personally by people who understand Oakland County homes, its building standards, and how its insurance adjusters work.

How We Work
The difference between a Phase III claim and a typical contractor claim shows up in the settlement. Here’s what that looks like on Troy projects.
Kitchen Fire in a 1994 Colonial — Premium Finishes Under-Priced Across Four Rooms
A kitchen fire in a Troy colonial caused fire damage to the kitchen and smoke penetration throughout the adjacent great room and hallway. State Farm’s adjuster produced an estimate that covered the kitchen rebuild, but priced granite countertops at laminate rates and excluded the smoke damage to adjacent rooms.
Phase III documented the full affected area with thermal imaging before any mitigation began. Smoke had penetrated the great room ceiling and wall cavities as well as the first-floor hallway. We also documented the kitchen’s actual material specifications — granite, custom cabinetry, and hardwood flooring — and priced them at correct replacement cost.
We supplemented for adjacent room smoke remediation, correct material pricing on the kitchen rebuild, and hardwood floor refinishing across the first floor. State Farm approved the complete supplemented scope.
Full kitchen rebuild with correct material pricing. Adjacent room smoke remediation covered. First-floor hardwood documented and included. Supplement recovered 48% above initial adjuster estimate.
Complex Hip Roof Claim — Three Faces Missed, Premium Shingles Under-Priced
A significant hail event hit a 2003 Troy colonial with a full hip roof. Auto-Owners approved replacement on the primary front face and priced the materials at standard architectural shingles. The homeowner called Phase III before signing.
Phase III inspected all four hip faces and found consistent hail impact across every slope. The home had upgraded designer shingles — not standard architectural — and the per-square replacement cost difference was substantial across the full roof area. Gutters showed impact damage across the complete run. The AC condenser had documented fin damage.
We submitted a supplement correcting the material specification to designer shingles, adding the three missed hip faces, complete gutter replacement, and AC condenser. Auto-Owners approved the corrected scope in full.
Full four-face hip roof replacement at correct designer shingle pricing. Complete gutter system and AC condenser approved. Settlement exceeded initial estimate by 62%.
