We Know Farmington Hills
Farmington Hills is one of Oakland County’s most established suburbs, with a housing inventory that spans from solid 1970s split-levels and colonials to the upscale newer construction that filled in the city’s northern areas through the 1990s and 2000s. The homes are well-built, the lots are generous, and the home values are high enough that the gap between an average adjuster estimate and a properly documented claim is significant.
Insurance adjusters working Farmington Hills claims frequently underprice premium materials, miss damage on complex roof systems, and estimate water damage based on what’s visible rather than what moisture mapping actually shows. Phase III has worked Oakland County claims for over 30 years. We know where the gaps are and how to close them with documentation and formal supplement filings.
We’re based in Westland — about 20 minutes from most Farmington Hills neighborhoods. Your claim is managed locally and personally from the first call through the final inspection.

Phase III In Action
How We Work
The difference between a Phase III claim and a typical contractor claim shows up in the settlement. Here’s what that looks like on Farmington Hills projects.
Burst Pipe in a 1998 Colonial — Second Floor and Basement Missed on First Review
A second-floor bathroom supply line failed in a Farmington Hills colonial during a cold snap. Auto-Owners’ adjuster estimated repair for the bathroom and first-floor ceiling directly below. The homeowner called Phase III before signing.
Phase III’s moisture assessment told a much larger story. Water had traveled down the interior wall cavities from the second floor to the basement, wicking into the finished basement drywall and carpet. Elevated readings appeared in three additional first-floor areas the adjuster hadn’t checked.
We documented the full moisture map with calibrated readings at every affected surface and built a Xactimate scope covering the complete drying zone: second floor, first-floor wall cavities, and the finished basement. Auto-Owners approved the supplemented scope in full.
Three-level restoration approved. Bathroom, first-floor cavities, and finished basement all covered. Mold prevention documented and included. Supplement recovered 51% above initial estimate.
Complex Hip Roof — Premium Shingles Under-Priced and Two Faces Excluded
A major hail event hit a 2001 Farmington Hills colonial with a full hip roof. State Farm’s adjuster approved replacement on the two primary faces and priced the material at standard shingles. The home had upgraded architectural shingles, and the two secondary hip faces showed clear hail impact.
Phase III inspected all four hip faces plus the two dormers and found consistent impact across the full roof surface. We documented the existing shingle specification and price differential, gutter damage across the full run, and AC condenser fin damage excluded from the original estimate.
We submitted a complete supplement correcting the material specification and adding the missed faces, gutters, and AC condenser. State Farm approved the full corrected scope.
Full hip roof replacement at correct material specification. All faces, gutters, and AC condenser approved. Final settlement exceeded initial estimate by 54%.
