A significant hail event hit a 2002 Canton Township colonial with a complex hip roof. The Auto-Owners adjuster approved replacement on the two main roof faces and priced the materials at standard three-tab shingles. The homeowner called Phase III before signing — the home had architectural shingles, not three-tab.
Phase III’s inspection found hail impact across all four hip faces plus the two dormer sections. The gutters showed impact damage along the full run. The adjuster’s material pricing was off by nearly the cost difference between three-tab and architectural shingles across the entire roof surface.
We submitted a supplement correcting the material specification and adding the two missed hip faces, dormer sections, and complete gutter system. Auto-Owners approved the corrected scope. The homeowner received a full roof replacement with correct architectural shingles — what the storm warranted.

Ice Dam Water Intrusion in a 2006 Colonial — Second Floor and Attic Missed on First Review
A severe winter left a 2006 Canton colonial with significant ice damming. Water intruded under the shingles along the rear eaves and migrated into the attic cavity. The State Farm adjuster’s estimate covered the ceiling in two second-floor bedrooms directly below the damaged eave line.
Phase III’s moisture assessment found elevated readings throughout the attic cavity, in the exterior wall framing of the rear bedrooms, and in the master bathroom ceiling where the adjuster hadn’t looked. Mold growth had already begun in the attic insulation.
We built a Xactimate scope covering the full attic remediation including insulation replacement, all affected second-floor wall cavities, and the master bathroom ceiling. We also documented the ice damming source and supplemented for preventive heat cable installation as a covered loss mitigation measure. State Farm approved the complete scope.
