Emergency Stabilization & Board-Up

Phase III Does:
We photograph and document every surface in its pre-mitigation condition before a single item is moved. This pre-mitigation record is your most important insurance claim asset — it establishes what was damaged, how extensively, and before any changes occur. Every Phase III claim starts with airtight documentation on day one.
Forensic Damage Assessment
Our team conducts a thorough inspection of every affected surface, structural member, and system in the building. We go beyond visible char — using thermal imaging to detect smoke penetration inside wall cavities, testing structural members for hidden damage, and documenting every affected room, ceiling, floor, and mechanical system. Nothing is assumed clean until we verify it.
Phase III Does:
Our damage assessment is written in Xactimate format — the same estimating software insurance companies use — so there is no room for interpretation or dispute. We document every line item with photos, measurements, and written justification, building a scope of loss that adjusters cannot easily minimize or dismiss.
Contents Inventory & Documentation
Every damaged item is documented — photographed, catalogued, and valued. From furniture and electronics to clothing, appliances, and personal belongings, nothing gets left off the contents list. Proper contents documentation is one of the most undervalued parts of a fire claim — and one of the areas where the most money is typically left on the table.
Phase III Does:
We build a complete contents inventory with replacement cost values for every item — using current market pricing and manufacturer data to support each valuation. Our contents documentation often adds tens of thousands of dollars to a fire claim that adjusters would otherwise document incompletely or value at heavily depreciated amounts.
Insurance Estimate Review & Supplement
The adjuster’s initial Xactimate estimate is the starting point — rarely the final number. After reviewing every line item, we identify missing scope, improper depreciation, denied code upgrades, and underestimated smoke penetration. We prepare a formal written supplement for everything left off the initial estimate and submit it with full supporting documentation.
Phase III Does:
On fire claims, our supplements routinely add 30-50% to the initial estimate. We track every insurer response, follow up relentlessly, and do not close a file until the full approved scope is reflected in your settlement. Supplement filings are normal and expected — and we approach every one with the same rigor as the original claim.
Smoke & Soot Remediation
Industrial air scrubbers, thermal fogging, and HEPA filtration remove smoke particles from the air, walls, and HVAC system. Soot is cleaned from every surface using the appropriate chemical treatment for each material type. HVAC decontamination is included on every fire claim — a line item adjusters routinely miss that can represent $5,000-$15,000 in scope.
Phase III Does:
We document the full extent of smoke penetration with air quality data — not just visual assessment. This objective data prevents adjusters from limiting remediation scope to rooms with visible soot. We also document HVAC contamination separately, ensuring this critical line item is included in your settlement rather than omitted as it so often is.
Licensed Structural Rebuild
With Michigan GC License 262000615, Kyle Hagerty oversees the complete structural and interior rebuild — framing, drywall, flooring, cabinetry, roofing, windows, and all finishes — to current Michigan building code. Code upgrades required during the rebuild are documented and included in your Ordinance and Law claim. We manage every trade, every permit, and every inspection.
Phase III Does:
We identify every Ordinance and Law item required by the rebuild — electrical upgrades, egress requirements, insulation standards, structural improvements — and include them in your claim. These code upgrade costs are frequently denied by insurers who do not want to pay for them. Our documentation makes those denials very difficult to sustain. We do not sign off until the job is done right and you are completely satisfied.
